What Does a 120 sq ft Bathroom Remodel Cost?

The figure below includes the parts of the job that do not shrink when the job does — the permit, the delivery, the crew's morning. That is why a smaller job costs more per sq ft than a bigger one.

Adjust for your state

Fixed costs of $600 are included in every figure on this page, so the per-square-foot price falls as the job gets bigger.

What the number is made of

Every figure on this page follows the same arithmetic: a fixed portion for permits, delivery and getting a crew to your address, plus a per-sq ft rate for material and labor. The fixed part is why the per-sq ft price on this page is not the same as on a larger job.

Cost breakdown for this size
ComponentLowHigh
Fixed costs (permits, delivery, setup)$600$600
Materials$11,460$17,400
Labor$11,460$17,400
Total$22,920$34,800

The same size, five different states

Material prices do not change at the state line. Labor does. These five states sit at different points of the federal wage distribution for this trade.

Same job, adjusted for state wages
StateLabor factorLowHigh
Oklahoma×0.79$20,456$31,059
Arizona×0.85$21,212$32,207
West Virginia×0.92$22,003$33,408
New Hampshire×1.08$23,791$36,122
Illinois×1.40$27,515$41,777

Only the labor line moves between states. That is a deliberate limitation, not an oversight: state-level material pricing is not something we have reliable data for, so we do not pretend to.

Why does a large bathroom cost so much more than the area suggests?

Because the expensive parts multiply. Two vanities, a larger tile field, a walk-in shower and often a second drain. Area grows linearly; fixtures grow in steps.

Is a full gut the right call at this size?

If the waterproofing is old, yes. A large bathroom with failed waterproofing cannot be patched cheaply, and the tanking is the part you cannot see.

What is the return on a bathroom this size?

Published figures put bathroom remodels around 50% to 75% returned at resale. A large bathroom tends to sit at the low end, because the buyer pool narrows.

Data note. Figures are computed from a fixed-cost-plus-rate model: $600 fixed, plus $186 to $285 per sq ft installed, with 50% of the variable portion treated as labor. Labor is adjusted with U.S. Bureau of Labor Statistics OEWS wage data by state. Material ranges come from published 2026 cost data. These are planning ranges, not quotes.
